The housekeepers, pool technicians and gardeners who look after your villa are our people — we recruit them, train them to one written standard, pay them, cover them when they’re sick, and supervise them. Why we’re never the ones who forget

Automation does the remembering. People do the caring.

Villas don’t fail dramatically. They fail on small forgotten things — the second pool visit nobody logged, the linen order nobody placed, the leaking tap mentioned in a group chat at 9pm and never seen again.

So we automated the remembering. Our system builds every day’s work before anyone wakes up, puts a name and a deadline on it, and chases whatever runs late. It reads staff messages and guest reports as they arrive, so a broken AC becomes a tracked repair the moment it’s mentioned — not whenever someone gets round to passing it on.

What we never automate is judgement. Our AI never touches your money and never decides anything on its own. It flags; a manager decides. That part is always a person — and that person answers to you.

How we work

How a villa should actually be run.

No mystery, no “we’ll take care of it.” Here is our operating standard in full — who does the work, when they do it, who checks, and what happens the night something breaks.

A standing rota

Same people, same villa, same days of the week — agreed with you at the walk-through and then held. Your villa is a fixed stop on someone’s round, not a favour squeezed in.

One written standard

Each room, pool and garden has a checklist we wrote and trained on. New staff learn your villa’s standard, not the habits of their last employer.

The chase is ours

Late work triggers a reminder to the worker, then an escalation to the manager on duty. The ladder ends on our side. You only hear about it if it affects a guest.

Confirmed at the villa

Staff close their own jobs from their phones the moment work is finished, on site — and report faults the same way, which opens a repair ticket instantly. Nothing relies on anyone’s memory.

Repairs, end to end

We hold the trades — plumber, electrician, AC, pool equipment. We get the quote, supervise the work, check it afterwards, and put the receipt on your statement at the price we paid.

Why it matters to you

Reliability stops being a personality trait.

With most management, “reliable” means you got lucky with one diligent person — and it lasts until they get busy, sick, or a better offer. Here, reliability is a property of the operation: rotas generate themselves, lateness triggers the chase automatically, and nothing closes without confirmation from the person standing in your villa.

People have good weeks and bad weeks. The operation doesn’t.

A day with us

What a Tuesday actually looks like.

  • 07:00The crew gets the day. Every staff phone shows today’s check-ins, check-outs and tasks per villa. Nobody asks “where am I going today?”
  • 09:30Work is confirmed on site. The pool tech finishes Villa Sawah and confirms from his phone. The board turns green because he said so — not because someone assumed.
  • 11:00A late job gets chased. The garden visit at Villa Karang runs late. The gardener gets a reminder; still silent, the manager on duty picks up the phone. You’re not involved.
  • 13:10A problem becomes a repair. A housekeeper reports a dripping AC from her phone. The ticket exists before she leaves the room — then it, too, gets assigned, chased and confirmed.
  • 18:00The day closes honestly. Every job is confirmed, being chased, or on a manager’s desk. Nothing is filed as “probably fine.”

Getting started

Onboarding a villa takes about a week.

The walk-through day 1

We walk every room, the pool plant, the garden and the equipment with you. We note what’s tired, what’s about to fail, and what your guests actually need.

The schedule day 2

We agree the standing weekly rota with you — housekeeping days, pool days, garden days — and the standard for each. In writing, before anyone starts.

The crew meets the villa day 3–5

The people who will actually work there are introduced to the property, the keys, the quirks and the checklist. Same faces from then on.

First month, watched closely ongoing

Your manager checks the first cycles personally. At month end you get the statement, and we sit down over the parts that need adjusting.

For owners

You see what we see.

Handing over your villa to strangers is an act of trust. Trust is won with evidence and consistency — not charm. Here is exactly what you receive, and exactly how your money is handled.

One clear fee.

Full management: 16% plus a fixed monthly care package. Maintenance-only: the care package alone. Every other rupiah is itemized.

Receipts, not assurances.

When something breaks and you cover the part, that expense appears on your statement as its own line — date, description, who was paid, photo of the receipt. Never a mystery bundle, never a markup you weren’t told about.

Care is counted.

“Pool cleaned 13×, housekeeping 22 visits, 2 repairs resolved.” What the care package bought is counted from confirmed jobs — not claimed from memory at month end.

Your stays, protected.

Block your own dates whenever you like, and arrive to a villa that’s been prepared for you. Your stays sit on the same calendar as guest bookings, where a double booking is technically impossible.

The monthly statement

A document, not a dashboard.

Once a month you get a single, top-to-bottom statement you could forward to your accountant: what the villa earned, every deduction on its own line, what the care package delivered, and the one number that lands in your account.

If a month is bad, the statement says so plainly. If we spent your money, the receipt is attached. That is the whole philosophy.

Money, handled like an adult

Every rupiah has a place and a state.

Owed, received with proof, or written off by an explicit decision with the reason on your statement — money in our books is never “somewhere.” Guest balances are collected before checkout, not chased after. Staff wages accrue from confirmed work, so nobody is paid on guesswork — including us.

Your monthly payout is computed, not remembered: accommodation net, minus the care package, minus anything you owe back — one settlement figure, with the arithmetic shown.

The first four make up maintenance-only care. Add the last two and you have full management. Move between them whenever your plans change.

What it costs

Priced after we’ve seen the villa.

A two-bedroom in Sanur and a five-bedroom cliff villa in Uluwatu are not the same job, and we won’t pretend otherwise with a price on a web page. What we can tell you now is the shape of it: 16% management fee on rental income if we handle bookings, plus a fixed monthly care package that covers the crew and their visits.

Maintenance-only owners pay the care package alone. Everything beyond that — parts, trades, guest supplies — is passed through at cost, itemized, with the receipt attached.
